How and when do I get paid?
In most cases, we pay our Owners through ACH (Automation Clearing House - Electronic Check). You should expect to see this payment on or around the 10th of the month. If you require a paper check, we can accommodate your request with a small fee. -
How long of a lease do you sign?
In most cases, Red Team will sign a Lease around 12 months in length. Certain times of year, we may reduce that to closer to 10 months to make sure the Lease does not end at a time of year that is harder to get new Tenants for you in the event of a moveout. Some cases, we may extend to 15 months for this same reason to make sure the Lease term ends at a time of year best for the Landlord. -
How long of a renewal do you sign?
In most cases, Red Team will sign a Renewal for 12 months in length. -
Do I get to see the lease or sign it?
Red Team will draft and sign all leases on behalf of the property owner. Once everyone has signed, the Lease Documents are uploaded to your Owner Online Portal and accessible anytime. -
Do you sell real estate too?
We absolutely do! Red Team is a licensed real estate brokerage allowing us to represent buyers and seller on the transaction side. Our core focus is Property Management, including Short-Term Rentals. -
How much security deposit do you charge the tenant?
Tenants are required to have between 1x - 4x one month's rent in security deposit protection. (Depending on credit score.) Most importantly, Red Team stands behind all tenants we place. If a tenant place by Red Team must be evicted, we'll find new tenants for your property without any additional Leasing Fee. -
How soon can you start managing my property?
We're excited to get started too! We can begin managing your property as soon as the Property Management Agreement has been signed by all parties. Onboarding can happen in as quickly as 24 hours and will depending heavily on making sure we have keys / access to the property. -
What type of properties do you manage?
Many Property Management companies mange longer term rentals (i.e. 12 month lease terms). At Red Team, we have found that managing long term rentals is great. We serve many clients in that space. However, some Owners have furnished rentals that are better at producing income as Short Term Rentals (2 Nights or more) and some that are better at 1-6 Month rentals. -
Who holds the tenant security deposit?
In most cases, Red Team will hold the Security Deposit. In some cases this is in the form of insurance, a traditional escrowed deposit, or a combination of the two.
